River Row is located in downtown Santa Cruz within the city’s downtown-specific plan aimed at reactivating the San Lorenzo River area with new retail opportunities and publicly accessible spaces while increasing high-density housing. The project includes 175 apartments over ground floor retail at both the street and river levee walk levels. The project's height and density were achieved utilizing the State Density Bonus law incentives to on-site affordable units. The is 7 stories tall and divided into 3 separate building masses allowing for two publicly accessible mid-block breaks reconnecting the city's grid with the river and creating an inviting and vibrant retail and dining experience close to the river. The design reflects the varied architectural styles seen in the surrounding area and includes both traditional and modern aesthetics. The building includes one level of below-grade parking as well as ground floor parking for the retail with a total of 168 parking spaces. Residential amenities include a generous lobby, fitness, bike and surf storage/repair facilities, resident lounge with co-working areas and two roof decks. The project team was able to successfully navigate many project challenges including a complex jurisdictional system including the local city and county authorities, the army corps or engineers, as well as the coastal commission.
