The design of the proposed project includes two distinct structures with differing scale and architectural treatments. The intent of this approach is to break down the massing of an otherwise larger development and match the existing residential fabric. The mixed use retail/residential building proposed at the corner of El Camino and Oneill utilizes a heavily varied facade treatment and roof-line to step down from El Camino into the residential neighborhood at 5th Ave. The proposed Townhouses at 5th Ave and Broadway utilize the existing grade to partially bury the first level/garage. This arrangement helps reduce the overall height of this portion of the development. A varied roof line and private decks are used to reduce the scale of the townhouse elements to be closer to the surrounding single family residences. Additionally the project is set back from the property line to provide an additional buffer to the public right of way.

The overall site layout aims to create a public plaza with park-like features by pushing the two proposed building to either side of the site. The majority of the site will be south facing and will be unshaded for the majority of the day. Within each building the orientation of each residential unit is used to help break down the building mass and blend in with the surrounding smaller scale structures. Taller features are reserved for the most important intersections which demand more prominent architectural features to better hold the corner.
