North River Apartments | Petaluma, CA

Situated a few blocks from Petaluma’s energetic downtown in Sonoma County, the North River Apartments consist of two new buildings, each flanking each side of a new major street extension connecting Water Street and Oak Street. The new street, which was entirely financed by the developer, creates the much-needed connection between two neighborhoods. The Water Street extension will promote the development of the parcels adjacent to it as well as provide much needed river access to the neighborhood. On top of this, the connection gives access to new green space and a bike trail along the river.

The first building faces Petaluma Blvd and is made of three floors of wood construction over a concrete podium and is entirely Residential. The second building is mixed-use, faces the river and is made of four stories of wood construction over a partially sub-terranean concrete podium. Both Podiums hold 268 parking spaces and are wrapped on the sides with Commercial space, Restaurant space and Residential amenities shielding the public realm from the parking garage and activating the first floors facing the street. Internal courtyards in each building provide extra landscaped open space and peaceful recreation areas for the tenants. Taking advantage of river proximity, an unusual feature is a large kayakers' lounge with kayak storage facing direct access to a launch pad on the river.  The project design is a direct response to the Planning requirements in place and takes inspiration from the surrounding agricultural and industrial landscape of Petaluma, using materials such as corrugated metal to reference a rich and unique local history.
